WHO WITH THE RESERVATION THROUGH THE O.T.A. OR DIRECTLY ACCEPTS
the property located in (address on Reservation), for a number of beds specified in the reservation, and appliances shown in the advertisement photos.
The lease will be governed by the following agreements:
Contract: The agreement is electronically executed and accepted for the duration specified in the booking.
Free Cancellation Terms: Free cancellation up to 14 calendar days before the scheduled arrival date.
Check-In: The property will be made available upon the handover of the keys, effective from the date specified in the booking.
Check-Out: The tenant must vacate the property by 10:00 am on the departure date specified in the booking, without the need for notice.
Payment: If payment has not been made in advance, the tenant shall pay the amount specified in the booking for the short-term rental of the property upon key collection.
No-Show: If the tenant does not show up to collect the keys and commence the short-term rental, they agree to the full penalty charge in the amount specified in the booking. This amount will be charged to the credit card provided as a guarantee at the time of booking. If the card is blocked or has insufficient funds, the tenant will have 2 calendar days to make the full payment through the methods provided by the lessor to avoid enforced collection or legal action. If payment has been made in advance, it will be retained as a penalty.
Tourist Use Only: The property shall be used exclusively for tourist purposes, and the tenant may only host the number of people specified in the booking.
Subletting Prohibition: The tenant may not sublet or loan, in whole or in part, the property, under penalty of automatic termination of the contract.
Notification of Defects: The tenant must notify the landlord or their representative of any property or furniture defects within forty-eight hours of key collection.
Utility Costs: Expenses related to services such as electricity, water, gas, and condominium fees are borne by the landlord.
Property Condition: The property will be delivered clean, with bed and bath linens, and equipped with Wi-Fi.
Guest Identification: In compliance with general obligations of mutual transparency and specific obligations regarding registration and communication of guest information to law enforcement as required by Art. 109 T.U.L.P.S., tenants must present valid identification documents prior to check-in.
Regulatory Compliance: The use of the property is governed by applicable rental regulations, with the exceptions stated in this agreement, supplemented by the Property Use Regulations posted within the property.
Withdrawal: Due to the specific nature and short duration of the accommodation, should the tenant’s need to use the property end before the agreed period, no partial or full refund of the agreed rental amount will be granted. If the landlord is unable to make the property available for all or part of the agreed period, an alternative accommodation will be offered to the tenant.
Damage and Late Check-Out: The tenant acknowledges the potential damages to the landlord and incoming tenants due to delayed check-out or any damages to the property. The tenant agrees to compensate the landlord for such damages, who may also seek reimbursement for any further damages. The tenant will have 2 calendar days to make payment through the methods provided by the landlord to avoid enforced collection or legal action regarding the damage amount.
The present agreement is governed by Italian law, and in case of any dispute, the competent jurisdiction shall be, after attempting mandatory mediation, the court of Rome.
As provided by Article 1335 of the Civil Code, the contract, proposal, acceptance, or any other communication directed to the lessee via Whatsapp, SMS, or email shall be deemed known at the moment they have been received and valid from 5 days prior to the lessee's check-in date.
